Lease Terms & Renting
Madison Oaks offers flexible lease terms ranging from 7 to 15 months, based on availability and daily pricing.
Application Fee: $65 per screened applicant 18 years of age
Administrative Fee: $250
Preferred Employer Program (PEP) Discount: Pay full app + admin at application and receive ½ off both fees at move-in
Deposits vary based on screening:
Standard Approval: $300
Conditional Approval (Mid-Level Credit): $600
Conditional Approval (Low-Level Credit): One month’s base rent
Yes, required fees include:
Valet Trash & Recycling: $30/month
Pest Control: $5/month
Tenant Liability Policy: $13/month (Popic/Habitat)
Utility Billing Service Fee: $4.72/month
Water/Sewer: Individually metered
Vacant Services Fee: $30.10 (applied if electricity isn’t transferred at move-in)
Bulk internet & Broadcasting provided through COX — $85/month, required for all residents.
Residents must set up and pay for:

Water/Sewer: Billed monthly and individually metered
Utility Billing Set-Up Fee: $6.01 (one-time)
Final Billing Fee: $6.01 (one-time at move-out)
Internet is bulk-provided through COX for $85/month and is required for all residents.
Renewal options are sent through the Resident Portal about 90 days before the lease end date. Market pricing applies. A 60-day notice is required if choosing not to renew.

Maintenance & Repairs
Yes—Madison Oaks offers 24/7 emergency maintenance. Routine requests should be submitted through the Resident Portal or via Phone by calling the office and following the prompts for Maintenance.

Written approval is required for modifications. Painting is permitted but must be restored to the original color at move-out.

Yes—Madison Oaks is a pet-friendly community.
1st Pet Fee: $350 (due at move-in)
2nd Pet Fee: $150 (due at move-in)
Dog Rent: $20/month per dog
Cat Rent: $20/month per cat

Additional charges:
Pet Waste Fine: $300 per occurrence

Guest & Occupancy
Residents may host up to 2 guests in amenities, and guests must be accompanied.
Overnight guests may stay up to 7 days consecutively or 14 days per month.
Long-term guests require management approval and may need to be added to the lease.
Yes—any minor staying long-term must be added as an authorized occupant even if seasonally.
Parking, Storage & Amenities
Parking is open and unassigned. Reserved and covered parking are not available.

Duplicate Key: $10
Replacement Fob: $75
Parking Pass Replacement: $50
Motorcycles may park in any standard parking space.
Yes—satellite dishes are permitted but cannot be attached to the building.
